 Location
 
Heathfield is a small market town set in the heart of East Sussex countryside . It is centrally located for the large and excellent shopping towns of Royal Tunbridge Wells , which boasts the famous chalybeat springs and historic Victorian Pantiles ; ancient and picturesque Lewes ; Haywards Heath and Croydon whilst along the coast which is approximately half an hour drive there are the resorts of Eastbourne ( and Beachy Head ) ; Brighton ( with The Royal Pavillion ) . Lovers of antiques will find plenty of interest in the many shops located in local villages and in particular in the ancient town of Rye one of the original Cinque Ports .
 
London is approximately 50 minutes away by train from one of the local stations . Gatwick Airport is a one hour car journey whilst Dover and Folkestone are approximately two hours journey by car .
 
Heathfield is a thriving small country town with markets on Tuesdays and Saturdays . The local shops are diverse and interesting ranging from a delicatessen to antiques and there are many places in which to enjoy a meal including traditional pubs in neighbouring villages .
 
Local Attractions
 
Local attractions include various National Trust properties / gardens such as Batemans ( home of Rudyard Kipling ) ; Chartwell ( Home of Sir Winston Churchill ) ; Sheffield Park ( Gardens and nostalgic Steam Trains ) ; Bodiam Castle and Ightham Mote . For the energetic cyclists/walkers there are the rolling countryside of the South Downs or for the less energetic , the Pevensey Levels and Cuckoo Trail. . A short car ride south will take you to Alfriston the picturesque and ancient village nestling in the South Downs and on to the Coast to view the magnificent Seven Sisters cliffs of chalk and surrounding beauty of the Coastal Heritage country .

"Iwood" Bed & Breakfast whilst situated off the main road at the end of a quiet cul-de-sac is only a ten minute walk from the centre of the village via a footpath and quiet lane.
 
The property is set in secluded , well tended gardens which are available for guests to enjoy . Off road car parking is available and cycles/motorbikes can be garaged securely .
 
The Accommodation comprises
 
Family/Twin Suite comprising bedroom with twin beds and ensuite sitting room plus private shower/toilet immediately across the hallway . The sitting room can also accommodate a further two put-u-up beds. Children ages 7 years or over are welcome.
 
 Facilities including courtesy tray ,fridge , hairdrier and ironing facilities and colour TV with Video/Hi Fi system are in the sitting room with a further TV in the bedroom
This suite is on the ground floor and suitable for partially disabled persons requiring wheelchair access.
 
Deluxe Double Bedroom on first floor with ensuite full size bathroom . This unit boasts a super king size oval double bed and has a large private balcony overlooking part of our gardens . Other facilities include courtesy tray ,fridge , colour TV/DVD plus a selection of films . Hairdrier and ironing facilities .

The south facing window of this room enjoys panoramic views towards the South Downs(Beachy Head) and English Channel . The West facing window looks over part of our gardens.
 
Single Bedroom on first floor with ensuite shower/toilet . This room enjoys the same panoramic views as the double and facilities include courtesy tray , colour TV/Video , radio , hairdrier , fridge  and ironing facilities .
 
All rooms are tastefully furnished to a very high standard with country style and antique furniture . Your hosts Jean and Tony are meticulous in ensuring an excellent standard of hygiene/cleanliness throughout .
 
Telephone and washing facilities are available at extra cost and a small library is available to guests whilst staying with us .All rooms are centrally heated and during the summer are equipped with cooling fans .
For your additional comfort , there is also available a sitting room with colour TV and video should it be required.
 
Although evening meals are not served as there is a good choice of local eateries , there is available a microwave in the breakfast room and a refridgerator in the hallway for guests who wish for a light snack in the evening rather than going out . Plates and crockery will be provided in the breakfast room for these occassions upon request .
 
Breakfast is chosen from the extensive menu which includes vegetarian diets (special dietary requirements to be pre-arranged.) and is served in the comfortable and beautifully furnished breakfast room which also enjoys the wonderful views to the South .
 
Whilst your meal is chosen from the menu , Jean takes a pride in filling the table with many other edible delights including home made jams and marmalades to tempt your palate .
 
Whether you are on holiday or working in the area , you are assured of a warm welcome from the proprietors , Jean and Tony , who will ensure that your stay in this first class non smoking establishment is memorable for all the right reasons and that you leave in the knowledge that you had excellent value for money .
 
Whilst smoking is not permitted in the house ,there is a "smoking room" in the garden complete with TV , sofa and heating .
 
We look forward to welcoming you to our home which is recognised by the English Tourist Board with four stars grading plus GOLD award for excellency.

Family Suite from £55.00 per night for two persons (children 7 years old to 14 years extra £15.00 each per night . over 14 years old -- adult rate)
 
Single Ensuite from £30.00 per night
 
Double Ensuite from £55.00 per night for two persons
 
Deluxe Double Ensuite from £65.00 per night for two persons .
 
All prices include breakfast from an extensive menu
 
Concessions for stays in excess of seven continuous nights.
 
A deposit will be required at time of booking preferably by means of credit card .No monies will be taken from card unless you cancel at short notice and we are unable to relet the accommodation . Payment by card upon vacation will incur a 3% of total charge , minimum £3.00 .
 
Please note On day of arrival check-In time is between 5.00 p.m.and 10.00 p.m. when you will be given keys to come and go as you please . By special arrangement an earlier check-in time can be arranged at additional cost per room of £8.00 per hour or part thereof.(earliest 2.00 p.m.)
 
During the period 1st April to 30th September inclusive or Bank Holidays we do not accept single night bookings at weekends .

How to find us
 
 
 

From Tunbridge Wells join A267 towards Eastbourne via Five Ashes and Cross In Hand . Take A265 through Heathfield High Street and continue up hill to cross roads with traffic lights . At this point turn sharp left into Mutton Hall Lane and continue to end of lane which is a cul-de-sac . We are second to last house on left hand side behind a large beech hedge . There is a B.& B.sign above the gate
